Is is the name recognition? Brand loyalty? Price savings? Energy efficiency? Or are you driven to conform to the average Joe, and be like everyone else on your street? Phoenix area Real Estate Shows signs of life

The Phoenix housing market has been on a steady decline for the past several years. The recessed economy was cause for concern on multiple levels. Jobs were lost. Homes were lost. Even the people who had the cash were skeptical to spend it with the uncertainty of the market. Were the prices going to tank even lower? There isn’t much room to go down before the prices start to rise again. Tempe based home builder, Fulton Homes, has decided to run a Superbowl ad locally despite the economies uncertainties. Now is the time to try to garner market share, because only the strong companies have been able to endure the past couple years. Three other prominent developers are beginning the housing market resurgence in the Phoenix area. Lennar-Pulte has began to market its 600-acre Lone Mountain Community in the high-end Northeast area. DMB’s Verrado is in the beginning stages of its new housing community in the West Valley. Joseph Carl Homes has also began to market Canta Mia in the South Valley.

Phoenix has been through a tough stretch, but from the looks of things, there appears to be a light at the end of the tunnel. There appears to be an optimistic outlook for 2010 and beyond!

First-Time Home Buyers and Home Improvements

While it is evident that the US economy is still in a recession, there are signs of light at the end of the tunnel. The housing industry was given a boost with the recent “First-Time Home buyer Tax Credit” program. The current program began April, 2008, and concludes November 30th 2009. Those who qualified in 2008 have a 15-year payback period, whereas the real winners were those who qualified, and purchased homes in 2009. As long as they maintain their new home as their “primary residence” for three years, they do not have to pay back the $8,000.00 tax credit. Once the sale closes, you can file for your tax credit. Many of the beneficiaries are using their tax credit money for home improvement purchases, essentially increasing the curb value of their home. Along with the economy, a lot of commodity’s prices have deflated. Now is the time to invest in your home, while the economy is on the verge of recovering, and the prices are still low.
